Most escalator contractors also do elevator work — the trades overlap, the unions overlap, and the building owners typically procure both at once. We write combined elevator-and-escalator policies as the default, with each scope scheduled separately so claims sit on the right rate line. Step-chain, balustrade, and pinch-point exposure

Escalator claim patterns differ from elevator claims:

• Step-chain failures — the chain that drives the steps fails or jumps a gear, causing sudden stops or step alignment issues.
• Balustrade injuries — the side panels (handrail and glass) cause pinch and shear injuries when participants reach over.
• Entry and exit pinch points — the comb plates at top and bottom are common injury sites, especially for shoelaces, soft shoes, and small children.
• Handrail desync — handrail and step speed mismatch can cause participants to lose balance.

We schedule each exposure on the policy and document maintenance protocol per manufacturer specifications during underwriting.

Modernization projects

Step-chain replacement, balustrade glass replacement, and controller modernization are common projects that bring full installation exposure on top of the existing-building work. We schedule each project with its value and time on site so the policy responds without surprises.
