Who we cover
Painting contractors split into two underwriting categories: residential (often older homes with potential lead-paint exposure) and commercial (often aerial-work-platform reliant for high walls and ceilings). Both share over-spray claim exposure on adjacent property and tenant complaints. Coating-failure and color-mismatch claims are products and completed operations exposures that emerge after the project. We schedule by revenue, residential vs commercial mix, and aerial-platform usage during underwriting.
Painting Contractor-specific exposures
- Over-spray damage to adjacent property, vehicles, or landscaping
- Coating failure and color-mismatch claims (products and completed operations)
- Lead-paint exposure on older homes (regulated; abatement requires separate qualification)
- Falls from ladders and aerial work platforms
- Solvent and VOC exposure (workers comp claims)
Coverage components for painting contractors
- General liability with attention to over-spray and coating-failure claims
- Workers compensation required in Florida at 1+ employees
- Commercial auto on trucks
- Inland marine on sprayers, lifts, ladders, and scaffolding
- Lead-paint exclusion review โ if abatement is part of operations, separate coverage required
Florida painting contractor licensing notes
Florida licenses painting at the trade level through DBPR Specialty Structure. Lead-Renovation, Repair, and Painting (RRP) certification is required for work on pre-1978 homes. We confirm license currency and RRP certification status during underwriting.

Subcontractor considerations
If you hire subcontractors, your policy is the backstop when their work causes a claim. Carriers want subcontractor agreements requiring their own GL and workers compensation, certificates from each subcontractor on file annually, and indemnity language in the subcontract that flows damages to the responsible party. Document this process during underwriting to keep your premium tight.
What affects your premium
- Annual revenue and payroll
- Largest project value handled
- Residential vs commercial vs new-construction percentage mix
- Use of subcontractors (and their coverage status)
- Claims history
- Years in business and license currency
- State of operation
- Tool and equipment value (drives inland marine)
